Real Estate Notes: First Tennessee exiting 2525 space

Also: Hill Center lures Alabama transplant

Brokers from Colliers Turley Martin Tucker this week began marketing high-demand retail space at 2525 West End, the former location of a 4,500-square-foot First Tennessee branch.

The building, which also holds high-end retail options such as Birkenstock, Bread & Co. and Flemings and is attached to the Nashville Marriott at Vanderbilt University, is owned by The Lionstone Group.

The bank is staying in its office space in the building, but the availability of the prime ground-floor space will very likely reignite speculation that First Tennessee is close to consolidating its local corporate operations into Lionstone's planned 1515 Demonbreun tower. The bank also leases a large amount of space in downtown's City Center.

Crews Johnston of Colliers is handling the leasing for Hines.


'Bama businesses bound for Green Hills

Southeast Venture has brokered a deal to land The Don Moen Co. into 9,200 square feet of space in the Hill Center in Green Hills. The company and its subsidiary, MediaComplete LLC, are now based in Mobile, Ala., and provide media resources and software for churches.

Southeast Venture's Michael Finucane brokered the seven-year deal on behalf of Hill Center owner H.G. Hill Realty Group. With the deal, more than 90 percent Hill Center's available space is now occupied. Earlier this year, Florida-based stock broker Ergon Capital also took up a big chunk of space.
