$70 million plan for H.G. Hill site

Green Hills project to be mixed-use

05-26-2004 4:51 PM — H.G. Hill Realty Co. today detailed plans for its Green Hills site, most recently home of the H.G. Hill supermarket and strip mall.

The development will be mixed-use, with two Class A office buildings, retail space and restaurants. Effort will be made to give the property a human dimension, creating a streetscape and places to walk along a tree-lined avenue that will run from Hillsboro Road to Hillsboro Circle.

RTKL Associates, which has designed “lifestyle” centers like Pentagon Row in Arlington, Va., Mockingbird Station in Dallas, and Reston Town Center in Reston, Va., will be lead architect for the project.

When completed, the 10-acre site will be home to 162,000 square feet of retail/restaurant space and 126,000 square feet of offices. A spokesperson said no contracts have yet been signed but discussions are underway with various interested parties.

Gorney Realty, headed by Susan Gorney, will be the retail leasing agent, and Southeast Venture LLC, under Randy Parham, will lease the office portion of the site.

“We’ve focused on creating a unique ambiance and customer convenience,” Jimmy Granbery, chief executive officer of H.G. Hill Realty, said in a release. “We’ve devoted the most visible parts of our property to landscaping, shopping, dining and relaxing as opposed to asphalt and parking. As you drive toward Hill Center along Hillsboro Road, you’ll instantly see that it’s a different kind of shopping environment by its look, feel and presence.”

Hill Realty expects the $70 million project to open in the first quarter of 2006. The current strip mall will close on May 31 of this year.
